Default having being made in the payment of the indebtedness secured by that certain mortgage dated February 22, 2008 executed by George Ivey, single and Teresa Sankey, single, in favor of Walter Mortgage Company, said Mortgage being recorded March 24, 2008, in Mortgage Book 366, Page 337, in the Office of the Judge of Probate of Bullock County, Alabama; having later been assigned to U.S. Bank, N.A., as Trustee, successor in interest to Wachovia Bank, National Association, as Trustee, successor by merger to First Union National Bank as Trustee, for Mid-State Trust X by instrument recorded in the Office of the Judge of Probate of Bullock County, Alabama. Said default continues and notice is hereby given that the undersigned, U.S. Bank, N.A., as Trustee, successor in interest to Wachovia Bank, National Association, as Trustee, successor by merger to First Union National Bank as Trustee, for Mid-State Trust X, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash at the main entrance to the County Courthouse, Bullock County, Alabama on 05/11/2021, during the legal hours of sale, the following described real estate situated in Bullock County, Alabama, to-wit:

Commence at the S.W. corner of Lot Number 3 of Can Do Subdivision, as shown in the Judge of Probate Office of Bullock County, Alabama in Plat Book 1, Page 75. Said point is lying on the North R.O.W. of Alabama Highway Number 239 and the west edge of a 30' wide easement; thence leaving said R.O.W. and continue along said easement North 01 degrees 00 minutes 00 seconds West 210.00 feet to the end of said easement and the beginning of lot to be described; thence continue North 01 degrees 00 minutes 00 seconds West 210.00 feet along the west line of Lot 3; thence South 57 degrees 24 minutes 15 seconds East 85.80 feet along the north line of said lot; thence South 01 degrees 00 minutes 00 seconds East 210.00 feet along the east line of said lot; thence North 57 degrees 24 minutes 15 seconds West 85.80 feet to the Point of the Beginning. Parcel contains 0.34 acres, more or less.
